What Does it Typically Cost to Renovate a Bathroom in Dubai?

Ask ten people what a bathroom renovation costs in Dubai and you'll get ten different answers, mostly because they're each describing a different project. A tap replacement and a full layout change with a walk-in shower are both technically "bathroom renovations" — but they don't belong in the same conversation about price.

Here's what the market actually looks like, broken into the tiers that matter.

The Three Typical Tiers


  • Light refresh — AED 8,000–20,000. New tiling on existing layout, updated vanity and fixtures, fresh paint. No plumbing or layout changes. Usually a 1–2 week job.
  • Standard full renovation — AED 30,000–55,000. This is where most Dubai apartment and villa bathrooms land. New tiling, sanitaryware, waterproofing, lighting, and often a new shower enclosure — layout largely unchanged. Typically 3–5 weeks including approvals.
  • Premium or layout-change renovation — AED 55,000–80,000+. Moving plumbing, changing the shower/tub position, structural changes, or high-end finishes like natural stone and imported fittings. 6–8 weeks is realistic once you factor in approvals.

What Pushes a Project Price Up


  • Waterproofing: non-negotiable really, and if it's being redone properly (not just patched) it adds real cost, it's the one place you never want to cut corners but people often do
  • Layout changes: moving a drain or relocating plumbing lines is one of the single biggest cost jumps on this list, often adding AED 2,000–6,000+ just for the relocation work
  • Material choice: porcelain tile vs. natural marble or large-format stone is typically the biggest swing factor in the budget
  • Ventilation: often skipped in planning, but essential given Dubai's humidity, and worth budgeting for properly rather than as an afterthought
  • Authority approval: simple fixture swaps may only need building management sign-off, but structural or plumbing changes typically require Dubai Municipality NOC and DEWA approval

All Quotes Are Not Created Equal

Two quotes with the same total figure can cover very different scopes of work. Before comparing prices, make sure every contractor is quoting against the same checklist — materials, quantities and what's explicitly excluded. This is where a lot of "surprise" costs or variations actually come from: not bad luck, but a quote that never included what you assumed it did.
