What Is a Realistic Budget for a Bathroom Renovation?

Written by Jenny Christiansen | Oct 12, 2026, 5:00:00 AM

Most bathroom renovation budgets don't fail because someone picked the wrong number. They fail because the number they picked doesn’t match the actual requirements.

A realistic budget isn't just "how much will the tiles and taps cost." It's a full picture of everything that has to be paid for before the space is actually usable again — and that's where most first-time renovators get caught out.

Build Your Budget in Layers, Not as One Number

Rather than starting with a single figure, break your budget into the categories that actually make up a renovation:

  • Demolition and waste removal: often overlooked, but removing old tiles and disposing of construction waste typically runs AED 800–2,500 depending on size
  • Plumbing and waterproofing: the unglamorous but essential layer; expect AED 2,000–6,000+ if any pipework needs repairing, relocating or replacing
  • Tiling and materials: this is usually where your biggest single swing sits, and where design choices have the most cost impact
  • Sanitaryware and fixtures: vanity, toilet, shower fittings, taps; ranges enormously depending on brand and finish level
  • Labour and project management: the coordination that keeps everything above from turning into separate delays
  • A contingency buffer: set aside 10–15% of your total budget for the unexpected. In renovation work, "unexpected" is closer to "likely." Especially when a contractor is quoting when they can’t see everything. Seeing pipes behind walls or in an enclosed ceiling is just something we can’t do yet. And this needs to be considered.

The Line Items People Forget

  • Authority approval fees for any structural or plumbing changes
  • Snagging and testing before final handover — skipping this is how small defects become bigger expensive ones
  • Storage solutions (niches, vanity drawers, mirror cabinets) — easy to treat as an afterthought, expensive to retrofit later
  • Ventilation and extraction — not optional in Dubai's climate, regardless of how tight the budget is

How to Stress-Test Your Number

Before you commit to a budget, get at least three detailed quotes against the same scope. Price variations of 20–30% between contractors for the same job is common in Dubai, and that gap usually tells you more about what's included than about who's overcharging.

How Contractors Direct Fits In

A realistic budget only stays realistic if the contractor pricing it understands what "realistic" actually means for your space. Our vetted contractor network builds itemised quotes so you're budgeting against the real scope, not a number that quietly excludes half of it. Our project management division Project People can also help you with managing the project from idea to completion. And if your budget is AED 1 million plus they will guarantee to save you more than you pay them. Otherwise you keep the difference. So worst case scenario, you are cost neutral but have an industry professional working for you throughout the project.
