- Category B (standard fit-out): roughly AED 400–800 per sq. ft. This is where most corporate offices actually land — custom partitions, workstation installs, upgraded lighting, HVAC modifications, data cabling and mid-range finishes.
- Premium / turnkey fit-out: AED 800–1,500+ per sq. ft. Prime districts like DIFC, Downtown Dubai and Dubai Marina push costs up further due to stricter landlord design codes and higher finish expectations.
What Actually Moves the Number
The per-square-foot range is a starting point, not the full picture. The things that push a project from the bottom of a band to the top are almost always the same:
- MEP scope: mechanical, electrical and plumbing work is typically 40–55% of the total budget, and it's the least visible line item until it isn't
- Custom joinery: reception desks, feature walls and bespoke storage add cost fast, especially with imported materials like oak veneer or marble
- Enclosed vs. open layout: every private office, meeting room and executive cabin adds partitions, dedicated AC balancing, sprinkler and lighting circuits
- Authority approvals: Dubai Municipality, Civil Defence, DEWA, and free zone authorities like DMCC or DIFC can typically add AED 5,000–25,000 in fees alone
- Building location: prime towers in Downtown or DIFC carry stricter design codes than a free zone building in JLT or Dubai South
Realistic Timelines
Most Category B fit-outs take 6–8 weeks. Turnkey projects with more design complexity or authority sign-off typically run 8–16 weeks from concept to handover. If you're working backwards from a lease start date, this is the number to build your plan around.
