The per-square-foot range is a starting point, not the full picture. The things that push a project from the bottom of a band to the top are almost always the same:

• MEP scope: mechanical, electrical and plumbing work is typically 40–55% of the total budget, and it's the least visible line item until it isn't
• Custom joinery: reception desks, feature walls and bespoke storage add cost fast, especially with imported materials like oak veneer or marble
• Enclosed vs. open layout: every private office, meeting room and executive cabin adds partitions, dedicated AC balancing, sprinkler and lighting circuits
• Authority approvals: Dubai Municipality, Civil Defence, DEWA, and free zone authorities like DMCC or DIFC can typically add AED 5,000–25,000 in fees alone
• Building location: prime towers in Downtown or DIFC carry stricter design codes than a free zone building in JLT or Dubai South

Realistic Timelines
